The Service Technician (Maintenance) reports directly to the Service Manager (Maintenance Supervisor) - and is responsible for performing make-ready repairs to all vacant units prior to move-in. He or She must represent the company in its relations with residents, employees and local vendors and reflect the attitudes, policies and general personality of the company.
Essential Duties and Responsibilities (Performs other duties as assigned by the Manager or Service Manager)
Assist the Service Manager or Housekeeper with their work if necessary. Perform repairs to make-ready units in a timely manner.If responsible for 24 hour on-call, as scheduled by the Superintendent, respond to on-call paging. Assist the Service Manager with inventory control and utilization of maintenance materials and supplies. Know the location of gas and water meter emergency cut offs, all apartment and fixture cut offs, and sewer clean outs. Maintain a professional appearance in uniform and display a good attitude at all times. Be aware of personal hygiene and cleanliness while on the job. Understand the importance of a good attitude and team spirit . Work well with other staff members. Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed. Responsible for the security of the property at all times. Keeping all keys to the property on His/Her personal possession, and refuse to give any unauthorized person master keys. Master keys are never permitted to be given to contractors, vendors, or other persons not employed by Drucker and Falk. Must report for work and punch in and out on time. Report any leave time to the superintendent. Be immediately available in the event of snow. Report immediately any incidents or accidents occurring on the site to the Property Manager. Assist the Grounds personnel with trashing out units if necessary. Inspect property for improvements and repairs and review with the Service Manager. Perform work order requests if necessary. Assist the Service Manager with maintenance requests. Ensure that the grounds are free of litter at all times. Operate and perform scheduled maintenance properly on all equipment. Paint interior and exterior when required. Assist the Property Manager or other staff members when requested. Perform work orders with same day completion in mind. Review work orders with Service Manager on a daily basis. Responsible for adherence to policies outline outlined in Employee handbook. Responsible for keeping the Maintenance shop clean and in order at all times. Follow the Maintenance General Operating Policies. Performs other duties as assigned
Working Conditions
-Position may require night/weekend work.
-Required to be on call.
-Duties performed both inside and outside, even in extreme temperatures of below 32 degrees and above 100 degrees.

Qualifications

Education and/or Experience
High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
Language Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
Mathematical Skills
Ability to add, subtracts, multiply, and divides in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.

Current driver's license, CFC Certificate (Where Needed)
Other Skills and Abilities
HVAC, Plumbing, Carpentry, Electrical skills, Pool certification (if required)
Other Qualifications
Knowledge of OSHA regulations, MSDS standards
